We seek a highly skilled and experienced Survey CAD Technician to join our team and play an essential role in preparing ALTA/NSPS Land Title Survey maps with high precision and minimal oversight.
This position is ideal for a Licensed Land Surveyor (LS) or a retired LS, though licensure is not required. The ideal candidate already has extensive experience preparing ALTA surveys, interpreting legal descriptions, and producing fully detailed, high-quality ALTA survey maps using AutoCAD Civil 3D.
Job Responsibilities
Independently develop and prepare ALTA/NSPS Land Title Survey maps and Topographic maps with minimal oversight, ensuring compliance with ALTA and National Map accuracy standards.
Research, interpret, and draft deeds, legal descriptions, easements, rights-of-way, and encumbrances with accuracy and expertise.
Use AutoCAD Civil 3D to create professional, polished, and publication-ready survey maps, including all required notes and details.
Ensure the precision and clarity of the completion of survey deliverables (ALTA, topographic, boundary surveys, subdivision maps, and easement exhibits).
Conduct historical research on survey records, title reports, and land records, including Plats, Records of Survey, government land office documents, and right-of-way maps.
Provide expert support to field surveyors by processing field data, managing coordinate transformations, and ensuring legal consistency.
Perform mathematical computations for traverse closures, property layouts, and easements, ensuring high accuracy.
Maintain high professional standards in map layout, annotations, and legal documentation, ensuring clarity, compliance, and a clean, visually compelling final product.
Work collaboratively with licensed surveyors and project managers to deliver survey documents efficiently within tight deadlines.
Experience setting up and modifying Civil 3D company templates is a plus.
Qualifications
5+ years of direct experience in ALTA/NSPS Land Title Survey mapping.
Ability to work independently and produce completed, high-quality ALTA maps without frequent review or correction.
Deep knowledge of legal descriptions, deed research, and boundary law—must be able to interpret property records correctly.
Advanced proficiency in AutoCAD Civil 3D—must be capable of producing fully detailed, professional-quality survey maps.
A licensed Land Surveyor (LS) or retired LS is highly desirable but not required.
NSPS Level III Survey Technician Certification or CA LSIT (or equivalent) is preferred.
Strong written and verbal communication skills to document findings and collaborate with team members.
Experience with photogrammetry or LiDAR is a plus.
Knowledge of State Plane Coordinate Systems, survey data processing tools (e.g., NGS OPUS / NCAT), and coordinate transformations are beneficial.
